On your home buying journey you will encounter and require the services of many professionals.  I have listed some of these professionals and their roles for you.

Mortgage Professional

They will help you determine how much you can afford to spend and make sure the funds are in place on closing.  Your mortgage professional can explain different types of mortgages and the requirements you will need to fill to be approved for your mortgage.

Home Inspector

Home inspectors are a great asset to the home buyers.  Yes we have all hear horror stories but if you get the RIGHT home inspector you will definitely feel they are worth their weight in gold.  The inspector will spend two to three hours with you at the home you are considering and they will inspect everything from roof to crawl, electrical to plumbing all the while giving great advice on how to protect your investment for years to come.  Be sure to ask for referrals so you get a proper home inspection.


The lawyer is the person who is going to make sure you are getting good title to the property.  Your lawyer will conduct utility searches, property tax searches, building, zoning and planning searches, registered title searches.  The lawyer will send letters on your behalf to confirm there are no arrears in utilities, no conditional sales contracts, easements, liens, etc.  The lawyer will search and advise you of any encumbrances and right of ways.  As well he or she will purchase title insurance on your behalf.
